Brownfield Land Register
The Council has a duty to prepare, maintain and publish a Brownfield Land Register. This Register is a list of previously developed sites that are under construction for residential development, have planning permission for residential development or may be suitable for residential development.
To be included on the Register, sites must be previously developed land and meet the following criteria:
- Be at least 0.25 hectares in size or capable of supporting at least five dwellings; and
- Meet the Government's criteria for being suitable, available and achievable for residential development as set out in the government regulations
Sites on the Register can come from various sources including the Strategic Housing and Economic Land Availability Assessment, the Local Plan, Neighbourhood Plans, existing planning permissions and pending planning permissions.
The Register is split into two parts:
- Part 1: A list of brownfield sites across the District that are suitable for residential development, regardless of their planning status
- Part 2: A list of the sites from Part 1 for which the Council has chosen to grant ‘permission in principle’ for residential development (i.e. approval for the core principles of development including the use, location, and scale of development). There are currently no sites on Part 2 of the Register.
Entry on the Brownfield Land Register does not affect the status of sites that already have planning permission for residential development. Any other sites in Part 1 of the Register do not have any formal status, and their inclusion on Part 1 of the Register does not guarantee that planning permission will be granted for residential development in the future. Any application for planning permission in these sites would be considered through the normal Development Management process.
